5 Smart Questions to Ask Before Making an Offer

5 Smart Questions to Ask Before Making an Offer

We’ve seen it all with our buyers, and the difference between a smooth deal and a stressful one usually comes down to asking the right questions early.

Here are five we always walk through with our clients:

1. What are similar homes actually selling for (not just listing for)?

List price is just a starting point. What matters is recent sold comps—especially within the last 30–60 days in the same neighborhood.
In competitive areas around Anne Arundel County, it’s not uncommon for homes to sell at or above asking depending on demand, condition, and location.

2. How long has the home been on the market?

Days on market tells a story.
• Just listed? You may be competing.
• Sitting for a few weeks? There could be room to negotiate—or a reason buyers are hesitating.

3. What’s the real monthly cost?

Your mortgage is just one piece. You’ll also want to factor in:
• Property taxes (which vary across MD counties)
• Homeowners insurance
• Possible HOA or condo fees

We always break this down upfront so there are no surprises later.

4. Are there any major repairs or red flags?

Even before inspections, there are clues:

• Age of roof, HVAC, windows
• Signs of water issues
• Quality of updates (cosmetic vs. structural)
This is where having an experienced agent really matters—we’ve walked enough homes to spot things quickly.

5. What’s the seller’s situation?

This one is underrated.
Are they relocating? Already under contract elsewhere? Just testing the market?
Understanding motivation can help shape your entire offer strategy.

At the end of the day, writing an offer isn’t just about the number—it’s about the strategy behind it.
If you’re thinking about making a move, we’ll walk you through every step so you feel confident, not rushed.
